Water Treatment and Filtration in Fort Mill, SC

Fort Mill does not treat its own water. It buys it from Rock Hill.

That is stated plainly in the Town of Fort Mill’s own 2025 water quality report: the town purchases its drinking water from the City of Rock Hill, and Lake Wylie is Rock Hill’s raw source. Fort Mill operates no treatment plant. It tests the distribution system and passes Rock Hill’s water through it.

And Fort Mill publishes the number that settles the softener question. Total hardness of 35 milligrams per litre, which is about two grains per gallon, which is soft. A water softener has almost nothing to do in a Fort Mill house on town water.

If somebody is at your kitchen table in Baxter Village or Springfield quoting you a softener, that is the number to ask them about.

Town of Fort Mill, CY2025 report

What Fort Mill’s own testing shows.

Fort Mill tests its distribution system even though it does not treat the water, and its 2025 results are good. The town states that the water it provided met all water quality standards in 2025.

Source and hardness

The two facts that decide the whole conversation

  • “The Town of Fort Mill purchases its drinking water from City of Rock Hill. Lake Wylie is the City of Rock Hill’s raw water source.”
  • Soft. Total hardness 35 ppm, range 18 to 35. About 2.0 grains per gallon by our own conversion. The CY2025 report publishes it; the CY2024 report did not.
  • Chlorine is the disinfectant, MRDL 4. The report’s printed chlorine figures contradict each other, so we are quoting the type and not the number.
  • Fluoride 0.64 ppm.

Disinfection byproducts

Where you sit down the pipe matters

  • Trihalomethanes 32 ppb system-wide, but individual sampling locations ranged from 17.6 to 93.2 ppb against an 80 ppb federal limit. No violation.
  • Haloacetic acids 16 ppb, range 8.8 to 26.6, against a 60 ppb limit. No violation.
  • That is a wide spread for a town this size, and it is the argument for measuring at your own tap.

PFAS, lead and violations

The 2024 and 2025 results

  • PFHxA 3.8 ppt average, range 3.1 to 4.4, and PFPeA 3.9 ppt, range 3.2 to 4.6, under EPA’s UCMR5 programme. Neither carries a federal limit.
  • PFOA and PFOS are not listed as detected.
  • Lead: 90th percentile 0 ppb, range 0 to 19 ppb, with one sample above the 15 ppb action level and no overall exceedance, from the 2024 sampling round.
  • “The water provided by the Town of Fort Mill met all water quality standards in 2025.”

On that one lead sample: lead in drinking water is almost always a plumbing issue rather than a supply issue. EPA is explicit that the most common sources are lead pipes, faucets and fixtures inside the building, which is why it regulates lead by treatment technique rather than with a plant-level limit. In a town where a lot of the housing stock is new, this mostly matters for the older houses, and a test at your own tap is the thing that answers it.

Published pricing

Two standard rates. Both on this page.

A house is either on city water or on a well, so there are two prices. They are the same in every house we install in, they are the same on the invoice, and they do not move because you seem interested or because it is a Friday afternoon.

A premium national dealer quotes $7,500 to $11,000 for a comparable full system in this market. Ours are $2,900 and $4,500, installed, published. We are not going to characterize that gap with an adjective.

Custom is quoted, and it usually costs less. If your house needs less than the standard system, a drinking-water system but no softening, say, that is quoted on its own and it lands under the standard rate. The standard is a ceiling for a typical house, not a starting point.

Every price we publish, installed: $2,900 city mixed-bed system with RO · $3,500 dual-tank city system with RO · $4,500 well system · $2,300 coconut-carbon or $2,500 catalytic-carbon system with RO, no softening · $700 tankless RO on its own. See the full pricing page for what each rate covers and what it costs to own.

Nobody publishes a lower installed price. Find one, we’ll beat it.

That stands against both rates, the $2,900 and the $4,500.

Published, installed, like-for-like, Charlotte metro. Show us a competitor’s own published installed price for a comparable whole-home system in our service area and we will beat it. It has to be a number they printed, not one somebody said in a kitchen, because a price nobody will print is not a price.

What we usually recommend in Fort Mill

On town water: carbon filtration at the point of entry and reverse osmosis at the kitchen tap. Not a softener. Fort Mill’s own report prints the hardness figure that makes one unnecessary in most houses here.

Wells around Fort Mill are a different system entirely

Fort Mill has grown fast, and plenty of properties on its edges, toward Tega Cay, toward the Lancaster County line and out past Springfield, are still on private wells.

A private well in South Carolina is regulated by nobody. SC DES states that it does not regulate the water quality of private wells. And USGS found the most common problems in Piedmont groundwater to be radon, low pH, manganese, iron and zinc.

Our well water system is $4,500 installed: multi-stage treatment plus softening sized to your actual reading.

South Carolina DES offers private well owners a $20 coliform test and a $50 metals and minerals panel, free once a year for residents 65 and over or on public assistance. We will point you at it whether you buy from us or not. SC DES, Well Water Quality Testing Services. Their lab is not accepting metals samples June 1 to October 1, 2026.

Is Fort Mill’s water hard?

No. The Town of Fort Mill’s CY2025 report lists total hardness at 35 mg/L, about two grains per gallon, which is soft. Most Fort Mill homes on town water do not need a water softener, and we will say so after we test.

What if I am on a well in Fort Mill?

Then the town’s numbers do not describe your water at all. Private wells in South Carolina are unregulated and untested by anyone but the owner. Iron, manganese, sulfur odour and low pH are the common Piedmont problems, and a free well test is the only way to know which you have.
